We have just passed our four year anniversary commemorating Horizon’s management of our properties and I wanted to take some time to pass along my continued appreciation for the effort your team has put into our buildings. We continue to be very pleased with your management on both the accounting and operations side of the business. Your management teams are hands-on and consistently deliver high quality work.
As you know, we have worked with much larger management companies and made the decision to switch to Horizon because we felt our properties were not getting the attention they needed. Since turning over our entire portfolio to you in 2011, we have been very pleased with the attention to detail, both on day to day operations and back office accounting functions, as well as the numerous capital improvement projects that we have completed the last few years. We have found Horizon to be an invaluable partner in this regard.
I’m also pleased to see the continued stability of the on-site staff. I can think of several examples that spotlight the talent of this team over the years, most notably, how expectations were managed during our most recent elevator modernization. I'm sure there were quite a few frustrated residents, but never did I hear a single complaint. Many of these residents have my phone number, but not one of them called. I learned from our manager that she also didn’t receive any calls from residents. This is a testament to the staff’s ability to manage the expectations of our residents and to communicate effectively when the answer isn’t what they want to hear. I am seasoned enough to know that this isn’t something one person can pull off with one good execution. This outcome was a result of a consistent and cumulative group effort to take care of the needs of our residents every single day. Without this consistent, high quality service that can only come from a stable staff, these residents would not have trusted the on-site team to remedy the situation.
I could go on and on with examples of superior execution by your staff. Please pass along my appreciation to all who have contributed to such a successful effort. I look forward to working with you all in 2013 and beyond.
